In 2016, Buc-ee’s Family Travel Center Announced it’s intention to open in Boerne, Texas by 2020. the joint press release was with the City of Boerne Texas, the Boerne Kendall County Economic Development Corporation and Kendall County. How does this project benefit taxpayers in our community?
- As a tourism destination, Buc-ee’s offers sales tax diversification in a new commercial corridor of Boerne. The sales tax generated by this project would provide a source of new funds to taxing entities and help delay or avoid the need to increase property taxes in the future.
- Other businesses would also benefit as tourists visit their restaurants, shops, and hotels, increasing sales revenues and, in turn, tax revenues which would fund a multitude of projects to enhance the lives of area residents.
How will the proposed project impact traffic in the area?
- The proposed development is located right off the interstate on property already zoned for commercial use. The good news is that a $30M roadway improvement project to reconstruct the overpass and frontage roads on this portion of I-10 was already part of a TxDOT plan for improvements to traffic flow and safety. TxDOT also plans to make the same improvements at I-10 and Bandera Rd.
- As a key component of the Buc-ee’s proposal, TxDOT has worked with our community to adjust the construction timelines for both of these mobility projects so construction at I-10 & Hwy 87 and the Hwy 46 & I-10 projects could get underway years sooner than originally planned.
- If the Buc-ee’s proposed plan moves forward, the company plans to apply for a Texas Capital Grant. This comes from the State of Texas to help cover the cost of the City’s collector Road extension through the Buc-ee’s site. This grant would help the bottom line of the road cost to the city and provide future I-10 connectivity to the Regent Park residential development and other properties on the west side of i-10.
Do we need to worry about issues with lighting, tree preservation, or noise?
- Buc-ee’s is dedicated to the communities it serves and has a track record for doing what’s right for their neighbors.
- This commercial tract of land falls under the city’s commercial lighting district and will need to adhere to the City’s Zoning and Subdivision ordinance requirements. They will also need to follow the Tree Preservation requirements in the City’s Zoning Ordinance. Buc-ee’s has made an extra commitment beyond the stringent requirements, and would install lighting that would not spill over the business’s property line.
- The company plans to donate a large parcel of undeveloped land behind the Family Travel Center to the City, creating a significant natural buffer. This natural area could be used for pedestrian connectivity and trails between Buc-ee’s and the closest residential areas.
When would construction get underway?
- Contingent on a final agreement and depending on TxDOT timing, construction could start as early as 2018. The opening could be as early as 2020.
