San Antonio Retail Report Q4 2017
Kendall County Retail Sub-Market (Page 22) – This sub-market witnessed a sharp increase in absorption of Retail space in Q4 2017. Much of the Kendall County Retail space is pre-leased, as new projects get announced. Over the next 24 months, a few large projects will be coming to the market to level off the supply/demand disparity. Base Lease Rates are vastly different in the southern part of Kendall County (Fair Oaks Ranch and Boerne) than in the northern part (Comfort).

Kendall County Office Sub-market (Page – The office report for the Kendall County sub-market is fairly accurate for the county in the entirety. Most of the office projects are in Boerne and Fair Oaks Ranch, but some smaller projects are coming to market in other areas. As always in these markets, individual homes that serve as small office still make up a large percentage of the available and leased space.

Kendall County Industrial Sub-market (Page 18) – The southern part of Kendall County continues to be an extremely tight industrial market. There are new projects on the horizon, but nothing substantial for lease yet. The northern part of Kendall County (mainly Comfort Texas) continues to drive the vacancy rate up and lowers the reporting of lease rates. The northern market has a large facility that has yet to see large results in leasing. Also, the demand for this part of the market is quite established. However, the southern market (Boerne Texas and Fair Oaks Ranch Texas) continues to have lease rates nearly double what is quoted in the Kendall Country Industrial sub-market report. Moreover, vacancy rates almost tend to be negative at times.
