My Home has been on the Market for _____Days! What’s Wrong?
You cleaned, you staged, you updated, you’ve repaired, you’ve done everything you can think of and your home is just sitting there on the market with not an offer in sight. And as time passes, the frustration increases. What’s Wrong? How do you sell your home fast?
The following reasons may be why you haven’t received an offer on your property:
- What do the listing photos look like and do they make your home look “model” worthy? If the pictures aren’t “Pretty”, many buyers will not even think about touring the home. The Boehm Team uses a professional real estate photographer and has a stager come in before to make sure your home is “camera ready”.
- Bringing in a professional such as a stager can help you spot some of the problems that you may be immune to due to the fact you live with it every day. Sometimes the worn out carpet, unclean windows or cluttered décor keep the buyer from seeing the good bones of your home. The Boehm Team brings in a stager before pictures and before going on the market to help with the above problems and others that might come up.
- The one thing you never want to hear from your realtor is that your price is too high, but circumstances may have changed in your area that effect price. We know that you want the best price for your home, but if it is priced too high it will stay on the market. We understand that you have an emotional attachment to your home, but remember, emotional value does not equal market value.
- One of the biggest killers for not getting your home sold in a timely manner is not allowing it to be shown or putting showing restrictions that make it uncomfortable or inconvenient for an agent to show. Putting your home on the market means you want to sell it, which means you have to put up with a little inconvenience to get it sold. The more times your home is shown, but the more likely it will be sold quickly. Remember if buyers are from out of town, they can’t always wait 24 or more hours to see the home. Think of yourself as a “fast home seller” rather than the “leisurely diner experience”. A one to two hour notice is best for showings.
- We love those pets too! But we do not love smelling them and neither do buyers, as well as other unpleasant odors. Be sure and keep the air moving in your home, use light scents, clean up messes asap, and maybe move the litter box and kennel outside or at least to the garage for right now.
