The Selling Home season is slowing down with the settling in after school starts, the upcoming holidays and even sometimes the weather. So if your home is on the market and you need to make it more attractive to the buyers out there, here are a few ways to help without emptying your wallet.
First Impression: The Front Door
Other than the yard, the front door is your first impression. With weather changes, maybe your yard is in hibernation and not putting it’s best face forward, but your door can still be a welcome sign to potential buyers. Spruce it up by painting or staining it to give it a fresh look. Add a kick plate and/or add new hardware, both of which will add a little bling to the welcome. If you think it is time for a new door, go ahead and invest, because it will add to the curb appeal as well as giving you maybe a more energy efficient door or even a more secure entrance. The end result is your home will look well cared for from the moment they walk up the sidewalk.
Light it Up
Everyone loves outdoor lighting! Adding or updating your outdoor lighting can be easy. Solar lighting can be a energy saver.
Stairwell Impression
If you have a staircase it is probably front and center as people enter the home so it really does need to look as nice as possible. You should fix any broken or loose steps or railing. Things that can be added if needed is refinishing it if it is a totally wood staircase. If it has carpet make sure the carpet is cleaned or replaced.

Kitchens and bathrooms are the number one appeal items in a home for a buyer. Make your kitchen vibrate by maybe adding a fresh coat of paint to the cabinets and/or walls. Add a little bling with knobs, handles and pulls. Want to invest just a little more money considering updating the counter tops and faucet. If the flooring is looking a little drab, it might be time for a change there as well. There are some economical vinyl options these days that can look really great.
Create some Ahh in the Bathroom
As stated before bathrooms are one of the #1 features of a home that buyers are looking to be updated in a prospective home. Some items that you can use but hopefully will not kill your wallet are: replacing the vanity, counter, sink and faucet. If that is a little too much, then maybe you can do the same type of things as in the kitchen: paint the cabinets, replace just the faucets. Other items to consider that will help you with efficiency could be changing out the toilet, update the shower head and replace lighting.
Declutter the Closet!
As buyers go through cupboards and closets, you want them to get the best impression of space. The only way you can create that impression is to take some of the stuff out and go ahead and pack it up. If you don’t need it now, pack it!
Storage is King!
If you home has an attic, treat it the same way you do the cupboards and closets, declutter and move it out! Create space! Make sure the attic is accessible and if possible add a little plywood floor so the prospective buyer can see the area where all their stuff can go.
